**UPDATED: kitchen layout from cabinet design company
Plan is to remove a 30 foot load bearing wall, remove a couple secondary walls, add a small wall and voila, open floor plan. Sounds pretty easy, right?
We will be replacing flooring through out and gutting the kitchen. We are able to re-purpose a few of the kitchen cabinets for desk in the mudroom. We are keeping the fridge, microwave & dishwasher.
Upstair is only getting new flooring, so I did not include it on the floor plan.
"The kitchen is the new living room" so they say and for us it's true so we wanted part of it to be open while hiding the mess of dishes and cooking prep. The main part of the kitchen sort of tucked away while the island seating area is open to the rest of the house.
We aren't really formal people so the formal living room would have been wasted space for us. Since we are adding a large kitchen island, we no longer needed the breakfast nook so we added a wall & door there to create a mudroom. This mudroom will hold all the shoes, coats, bags, mail, baby changing table...all of life's uglys so I can close the door and keep that mess enclosed.

Love the opening of the kitchen. And that all your living spaces are on one level. The kids will play so much better and having you close by.
